Twin towers development worth €80 million proposed for busy Limassol junction

SolidVes Ltd has submitted an €80 million development proposal to Limassol Municipality, seeking environmental approval for twin 13-storey buildings combining residential, commercial, and office space on a 14,715 square metre plot at the junction of Omonia and Paphos avenues.

The proposed development would create 18,719 square metres of built space across two independent structures. The residential tower would house approximately 75 apartments of various types plus five ground-floor retail units facing Paphos Avenue. The office building would feature 13 office floors, a cafeteria level, and communal facilities including a gymnasium, meeting rooms, and restaurant.

Both buildings would incorporate rooftop gardens, with the development including a swimming pool, 498 underground parking spaces, and 17 designated spaces for disabled access. The site would be landscaped as a private garden with controlled access from three sides.

The project involves tall buildings exceeding maximum permitted floor limits under the Local Plan. Construction is estimated at 30 months following permit approval.

The development site currently contains unused older structures, with open areas serving as informal parking for local residents. The plot’s zoning designation is 58% residential (Ka8), 32% commercial (Eb), and 10% commercial (Eb5), with building area within permitted planning provisions.

A traffic impact assessment identifies potential congestion concerns in one of Limassol’s most densely populated commercial districts. Proposed mitigation measures include:

  • Parking management plan for office workers
  • Car-sharing incentives linking parking allocation to vehicle occupancy
  • Bicycle and motorcycle parking facilities with staff usage incentives
  • Local hiring policies for support staff residing within several kilometres
  • Flexible working hours and remote work options to reduce daily commuting

The proposal is expected to generate significant interest whilst raising questions about traffic, environmental impact, and area character preservation.
