Paphos-Polis road not progressing, but real estate in area prices skyrocket

While the construction of the new Paphos-Polis Chrysochous highway has faced delays, a parallel issue is causing concern among local residents and stakeholders.

The project’s impact on land values and property prices in areas along the new highway’s route is becoming increasingly central to discussions.

Landowners and developers in the construction and real estate sectors are already studying the new economic data that the project will bring to areas like Agia Marinouda, Marathounta, and Polemi.

Commercial transactions and negotiations for buying and selling properties are at their peak, despite practical challenges observed in the project’s implementation. These areas, previously not considered prime locations, are now taking centre stage due to the highway’s route.

It is estimated that land values in these areas will skyrocket, along with residential development, as they will have direct access to the road network towards Polis Chrysochous.

The project involves the design and construction of a two-lane road initially from Agia Marinouda to Stroumpi, with a length of 15.5 km and a cost of €86,845,010 (incl. VAT).

In the future, the road will be upgraded to a four-lane motorway. The route begins from the Limassol-Paphos motorway near Agia Marinouda and ends at the existing road after Stroumpi.

The first phase includes the construction of a grade-separated interchange for connection with the Limassol-Paphos motorway, a roundabout in Tsada, and a terminus after Stroumpi.

It also includes the construction of two cut-and-cover tunnels, each 720m and 290m long, five culvert bridges with a total length of 1,500m, two overpasses, and nine underpasses.

Due to the road’s gradient, additional traffic lanes will be constructed over a significant length (approximately 12 km).

Overall, the motorway will be 31 km long and will be completed in two phases. The second phase’s preliminary study is underway, and the relevant departments are gradually proceeding with the remaining phases of the process.
