Available rental properties across Cyprus have reached 4,484 units, with apartments averaging €1,803 and houses €3,249 monthly, according to new data released by Landbank Analytics for January 2025.
The analysis reveals a significant regional price disparity, with Limassol commanding the highest rents.
The city accounts for 45% of available apartments nationwide, with an average monthly rent of €2,742, substantially above the national average.
“The national average is significantly influenced by Limassol’s notably higher rental prices”, said Andreas Christoforides, CEO of Landbank Group.
The data shows 3,257 apartments and 1,227 houses currently available for rent across the country.
Nicosia, despite being the capital, offers more affordable options, with apartments averaging €1,017 monthly – the second-lowest rate nationwide.
The city holds 28% of available apartments, with two-bedroom units being the most common.
Larnaca emerges as the third-largest market for rentals, with 536 apartments averaging €1,120 monthly, while Paphos records 289 units at an average of €1,193.
The free Famagusta region shows the lowest prices, with apartments averaging €745 monthly.
In the housing sector, Limassol again leads with the highest average at €4,492 monthly, significantly above Paphos at €2,692 and Larnaca at €2,340.
Nicosia maintains the most affordable house rentals among major cities at €1,900 monthly.
The study, which analysed data from property listing platforms, indicates two-bedroom apartments are the most commonly available units across all districts, followed by three-bedroom properties.
