Environmental authority approves €55m hotel conversion in Polis Chrysochous

The Environmental Authority has approved the conversion of tourist apartments into a 480-bed hotel in Prodromi, Polis Chrysochous, in a project valued at €55 million.

The development, set to become a four-star hotel with capacity for 720 guests, is expected to take 18 months to complete once necessary permits are secured and construction begins.

The existing property comprises 18 buildings currently operating as Class A tourist apartments with 142 bedrooms, alongside a multipurpose space and restaurant.

Under the new plans, the development will maintain its 18-building structure, with 11 buildings housing 240 twin rooms.

The Environmental Authority’s decision aligns with the approved 2024 Chrysochous Bay Local Plan, which permits three-storey buildings specifically for hotel use.

Officials have deemed an Environmental Impact Assessment unnecessary, citing the site’s previous tourist development history and its location outside the Natura 2000 protected network.

The authority has, however, mandated new environmental management measures for both construction and operational phases.

The approval resolves previous complications surrounding the project’s legality.

Construction was halted approximately one year ago by the Paphos District Planning Office due to unauthorised construction and extensions, including additional floor levels.

The Paphos Town Planning Authority has subsequently indicated its support for the development, confirming its alignment with the 2024 Chrysochous Bay Local Plan’s provisions for three-storey hotel buildings.
