More than 37,000 foreign property sales in Cyprus since 2021

Cyprus has seen significant rise in foreign property purchases in recent years, with more than 37,000 properties sold to foreign buyers between 2021 and the end of 2024

Specifically, property sales to foreign buyers surged in all districts, according to data from the Department of Lands and Surveys (DLS). This was shared with the House of Representatives by Interior Minister Constantinos Ioannou.

According to the data, buyers from the United Kingdom lead the charge, followed by Russians, Israelis, Greeks, and Lebanese

Meanwhile, Cypriots have purchased more than 200,000 properties during the same period. 

The data, which was provided following a request from MP Alexandra Attalidou, details the number of properties purchased by foreigners, broken down by country of origin and district. 

Turning to Nicosia, Greeks emerge as the top buyers, acquiring 1,626 properties between 2021 and 2024.  

This figure includes 272 properties based on sales documents and 1,354 based on actual sales. UK citizens follow closely, securing 1,584 property purchases, of which 31 are based on sales documents and 1,555 on sales.  

Australians make up the third-largest group, acquiring 545 properties.  

It is worth noting, however, that Cypriots continue to dominate in the capital, with 98,205 properties in their possession, while foreign buyers hold a total of 5,236 properties

In Limassol, Russians have been the most active, purchasing 2,561 properties.  

Of these, 1,269 properties are based on sale documents, while 1,292 are based on sales.  

The UKs follows with 1,840 properties141 of which relate to sale documents and 1,699 to sales. Israelis rank third in Limassol, purchasing 1,154 properties643 of which are based on sale documents and 511 on sales.  

It should be underlined that Cypriots made 62,460 property purchases in Limassol, while over 8,500 properties were bought by foreign investors. 

Meanwhile, Paphos has seen strong interest from British nationals, with 4,483 properties purchased.  

Of these, 290 are based on sale documents, while 4,193 are based on sales.  

Russians follow with 1,563 properties, of which 666 are based on sale documents and 897 on sales.  

Israelis rank third in Paphos, acquiring 1,291 properties, with 424 based on sale documents and 867 based on sales.  

In total, more than 10,000 foreign nationals have acquired property in Paphos, while Cypriots purchased 28,484 properties

In Larnaca, UK nationals lead once again, purchasing 2,743 properties122 of which were based on sales documents and 2,621 on sales.  

Lebanese nationals follow closely with 1,744 properties958 of which are based on sales documents and 786 on sales.  

Israelis rank third in Larnaca, acquiring 1,406 properties, with 925 based on sales documents and 481 on sales.  

Over the four-year period, 8,535 foreign buyers acquired property in Larnaca, while Cypriots made 33,819 property purchases

Finally, in Famagusta, UK nationals again lead the way, acquiring 1,182 properties139 of which are based on sale documents and 1,043 on sales.  

Greeks rank second with 165 properties, of which 35 were based on sale documents and 130 on sales.  

Lebanese follow in third place, securing 131 properties58 of which are based on sale documents and 73 on sales.  

In total, Cypriots made 16,966 property purchases in Famagusta, while over 2,000 foreign investors bought properties.
