Nicosia office deal tops Cyprus high-end property sales in €92.7m March market

Cyprus recorded €92.7 million in high-value property transactions in March 2025, with Nicosia taking the lead thanks to a single €29.3 million office sale, according to real estate analytics firm Ask Wire.

According to a report released on Friday, the 50 most valuable transactions nationwide marked a 43 per cent increase compared to February 2025, underlining a strong rebound in property market activity.

Nicosia dominated the top-end of the market, accounting for €45.5 million in sales, corresponding to 49 per cent of the national total.

The standout transaction, a €29.3 million sale of office space in Agioi Omologites, alone contributed 64.4 per cent of the district’s top ten transaction value.

Larnaca followed with €17.4 million in high-value transactions, representing 18.8 per cent of the national figure and surpassing Limassol, which recorded €16.2 million or 17.5 per cent.

Paphos saw a notable decline, generating just €7.1 million, or 7.7 per cent, while Famagusta trailed with €6.5 million, or 7 per cent.

Among the ten most expensive transactions of the month, Larnaca appeared four times, with sales including incomplete residential units and fields.

Meanwhile, Nicosia and Limassol each secured three slots in the top 10.

Beyond the headline Nicosia office sale, other noteworthy deals included a €6 million field in AglantziaNicosia, and a €3.5 million transaction involving incomplete residential units in Pyla, Larnaca.

According to Ask Wire’s CEO Pavlos Loizou, “March presented an interesting landscape for the high-value property market”.

Limassol was surpassed by both Nicosia and Larnaca in transaction value and featured just three properties in the month’s top ten list,” he said.

Loizou also said that “Nicosia’s figures were significantly boosted by the top transaction of the month, which alone represented 64.4 per cent of the district’s total value in its top ten sales.”

Larnaca continued to show strength in the high-end segment, while Paphos experienced a decline that brought it close to Famagusta in terms of transaction value,” Loizou added.

Of the top 50 transactions in March, residential properties continued to dominate with 27 entries.

The land market also demonstrated increased momentum, with 14 field transactions making the list, including five among the top ten.
