Nicosia property sold for €29.3 million

The most expensive property transaction in Cyprus during March was recorded in Nicosia, where an office building in Ayioi Omologites sold for 29.3 million euros ($31.7 million), according to a report by property analytics firm Ask Wire.

The top 10 property sales across Cyprus in March totalled 56.5 million euros, with Larnaca recording four transactions among the highest-value deals, while Nicosia and Limassol registered three each, the report showed.

The 50 largest property transactions nationwide, representing the top 10 deals in each district, reached a combined value of 92.7 million euros during the month.

Nicosia dominated the high-value market segment, with its 10 most expensive properties accounting for 49% of the total value of the top 50 transactions, worth 45.5 million euros.

Larnaca’s 10 highest-value transactions totalled 17.4 million euros or 18.8% of the top 50 deals, surpassing Limassol, which recorded 16.2 million euros in transactions, representing 17.5% of the total.

“In March, perhaps for the first time, Limassol ranked behind two districts – Nicosia and Larnaca – in transaction value, with only three properties in the top 10 most expensive sales of the month,” said Pavlos Loizou, CEO of Ask Wire.

Paphos saw a notable decline in transaction values, with its top 10 sales reaching just 7.1 million euros or 7.7% of the nationwide total, marginally ahead of free Famagusta district, which recorded 6.5 million euros in transactions, or 7% of the total.

The value of March’s 50 most expensive sales increased by 43% compared to February 2025, with residential properties dominating the high-value segment, accounting for 27 of the top 50 transactions, the report added.

Land purchases also showed significant activity, with 14 such transactions among the top 50 deals, including five that ranked among the 10 most expensive sales in March.
